Determine your Offering Price

Ask your sales associate for a Comparative Market Analysis (CMA) to determine the most competitive price and help you get the most money from your home. A CMA will give you information about recent sales of comparative properties in your area and the time it took to sell. You can also get information on your competition - houses currently for sale in your immediate area and their prices. Using this information, you can determine the best list price based on your particular circumstances and your time frame.

Establish your Marketing Strategy

Your Sellect Realty sales associate will assist you in selecting the marketing tools that best fit your requirements. The goal of your marketing strategy is to attract as many potential buyers as possible by using any or all of the following marketing tools:

  • List with First Multiple Listing Services (FMLS) and/or Georgia Multiple Listing Services (GAMLS) so other agents and buyers can view your property on the Web.


  • Advertise through print media - major newspapers such as the Atlanta Journal Constitution and real estate magazines.


  • Place a "For Sale" yard sign and directional signs - a good way to let people know your house is for sale.


  • Install a lockbox to let agents and buyers view your property even when you're not around. The lockbox also tells your agent who have come to view your home and is a good way to get feedback from agents and potential buyers.


  • Conduct open houses.


  • Create a professional Home Flyer to give buyers information on your property's most important selling features. This can be placed in an Information Box together with the yard sign for people driving by.


Prepare the Necessary Documents

The following documents will be required in order to list your property with the multiple listing services:

Listing Agreement, signed by you and your broker
Seller's Property Disclosure Statement
Lead-Based Paint Disclosure Statement for properties built before 1978


Get your Home Ready to Show

Contract Negotiation and Acceptance

When you receive an offer, your Sellect Realty sales associate will assist you in evaluating each buyer's proposal and in negotiating and writing up counter proposals. Your agent will be there to answer all your questions and assist you until you achieve a satisfactory agreement with a buyer in the form of a legally binding sales contract. Your agent's knowledge on the legalities of the real estate contract will protect your best interest throughout the negotiation process.



Preparation for Closing

After an offer has been accepted and depending on the terms of your contract, several more steps may be required to prepare for closing:

Home inspection, ordered by the buyer
Home appraisal, required by the buyer's lending company
Termite inspection, required by the buyer's lender
Title search, also required by the buyer's lender

Depending on the results, you may be asked to make certain repairs. Just before closing, the buyer will conduct a walk-through to inspect the property and make sure all the agreed-on repairs have been completed.


Closing

The closing attorney's office will send a Seller's Pre-Closing Information form for you to complete. This form enables the closing attorney's office to obtain your loan payoff amount and other pertinent information.

Your agent will follow up with the closing attorney's office to check if the closing is proceeding as scheduled and will receive your Settlement Statement, as soon as possible, to review with you.

Your agent will be present at closing to make sure that everything goes smoothly. Should any last minute items come up, he or she will mediate for you so closing can proceed.
